Scope of Ceiling Water Damage Services

Water Damage Pros provides emergency extraction, structural drying, ceiling repair, and mold remediation for residential and commercial properties in Englewood. Our work follows the IICRC S500 Standard for water damage restoration and complies with local building codes enforced by the Bergen County Building Code Enforcement Office. Services covered under this agreement include leak detection using infrared thermal imaging cameras, moisture mapping with pin-type meters, and full drywall replacement when moisture content (MC) exceeds 1% after drying. We also handle Category 2 water cleanup and popcorn ceiling restoration, including asbestos testing per pre-1978 homes under the EPA’s Renovation, Repair and Painting Rule. Work requiring a separate agreement includes plumbing source repair, roof leak tarping, and structural engineering consultation these fall outside our standard service terms and must be authorized in writing.

Appointment Scheduling and Cancellation Policy

Appointments for emergency ceiling leak repair are scheduled on a priority basis, with 24/7 response dispatch available by calling (. Once a technician arrives, we assess the affected area and begin extraction and equipment setup typically placing commercial dehumidifiers and high-velocity air movers within 4–6 hours. If you need to cancel or reschedule, please provide at least 24 hours’ notice. Cancellations within less than 24 hours may result in a trip fee to cover dispatch and equipment mobilization costs. Scope changes discovered during drying, such as hidden mold behind a vent or additional water migration paths, require your written approval before we proceed beyond the original estimate.

Pricing Estimates and Payment Terms

We provide itemized quotes based on the scope of work needed from a small ceiling water stain spot repair to full multi-room drywall replacement. Estimates include labor, materials, equipment rental (such as HEPA air scrubbers and LGR dehumidifiers), and debris disposal fees. Payment is due upon completion of each phase, or as agreed for multi-day projects that require moisture monitoring over 3–5 days. We accept major credit cards and direct billing from your insurance carrier. Any work not included in the original estimate such as discovering a plumbing vent stack leak or requiring a mold remediation state-licensed contractor must be approved in writing before additional charges apply.

Workmanship Warranty Coverage

Water Damage Pros stands behind its repair work for a period of one year from the date of completion. This warranty covers defects in our drywall installation, texture matching, and sealing work performed on site. If a repaired ceiling shows signs of cracking, sagging, or water stain reoccurrence due to our work, we will correct it at no charge. The warranty does not cover damage caused by unresolved water intrusion from roof leaks, plumbing failures, HVAC condensation, or other sources not addressed in our scope. It also does not cover damage from natural disasters, acts of vandalism, or homeowner modifications made after our work is complete. To keep the warranty valid, notify us within 30 days of noticing any issue.

Liability Limitations for Restoration Work

Our liability is limited to the total cost of services provided under this agreement. Water Damage Pros is not responsible for pre-existing conditions such as structural damage, mold growth concealed behind walls, or deterioration caused by long-term leaks we document these conditions before starting work using thermal imaging and moisture mapping. We carry general liability insurance and workers’ compensation as required by New Jersey contractor licensing rules and OSHA fall protection standards for work above 6 feet. Claims for property damage must be submitted in writing within 30 days of project completion. We are not liable for damage resulting from the customer’s failure to disclose known issues, including prior water damage, unpermitted renovations, or the presence of lead paint in pre-1978 homes.
